Buying a Home in this Current Market
Spoiler Alert…I have an update and I have good news! Real Estate has been designated as an “essential business”. I am currently legally able to help my buyers find and buy a home and will proceed with the utmost of caution and enthusiasm.
Presently it is against the Contra Costa Association of Realtors’ rules for an agent to show a home that is occupied. It is essential for sellers who are planning to sell to move out of their homes. This will enable agents and buyers to safely visit “vacant” homes for sale.
Finding you a home will be much the same, except for a few new steps:
- Find a vacant home online in your price range and parameters. We can discuss the home. I will have either been in the home, give you some solid insight, or will preview.
- Review the disclosures and be relatively confident that the home is a strong candidate.
- Do a “drive-by” to see neighborhood and exterior of the home.
- Buyer, seller and agents sign a PEAD form, from the Contra Costa Association of Realtors, which essentially requires all parties to take the utmost care and respect towards the process of viewing and not contaminating the home. This would involve being Covid 19 free before entry, two viewers at a time, bring your disinfectant, and wear masks, booties and gloves.
- I will open the door for you before you approach the home, and keep 6 plus feet away from you at all times. I may or may not go into the home.
- The “writing an offer” process remains the same. The title companies are fully functioning. Signing documents is set up with an individual notary, with gloves and masks and great care taken to ensure safety. We can send you documents in advance, so you are able to sign quickly and efficiently.
- Home inspectors are an “essential business”, so we will be able to perform safe inspections and take the proper amount of time to get our questions answered.
- Currently Banks are lending. I have heard that some banks are asking for 25% down instead of 20% down. You have my best contacts for banks who have excellent reputations in Lamorinda. Banks with experienced, well known, reputable mortgage bankers will become especially important when selling agents look at your offer submittal.
After a great deal of reflection, I have decided to take this appropriate approach to finding homes for my clients. This will be the best way to protect you from any potential health and safety issues.
I feel confident that plenty of homes will be bought and sold this year. I am aware of a large number of listings coming on the market, coming soon, and off market opportunities.
